Bollywood actor Hrithik Roshan leased a 2,727-square-foot commercial office space in Mumbai's Goregaon East to QuantumX Global Private Limited, per property registration documents accessed on August 31, 2026. The lease agreement spans a five-year period with a total rental commitment of approximately ₹4.84 crore.
The tenancy agreement is scheduled to commence on September 5, 2026, which also marks the official rent commencement date. The initial monthly rent is established at ₹7.30 lakh, subject to a 5% annual escalation clause. The tenant deposited a security amount of ₹43.80 lakh.
The commercial asset is situated on the 14th floor of the E-Wing at Lotus Corporate Park, located within the Graham Firth Steel Compound in Goregaon East. QuantumX Global Private Limited, incorporated on July 14, 2022, and registered at ROC Mumbai, operates in software publishing, consultancy, and supply sectors. Company filings show the corporate entity reported revenues between ₹10 crore and ₹50 crore for the financial year ending March 31, 2025.
Abhishek Kiran Gupta, CEO and Co-Founder of CRE Matrix, commented on the broader market trend, stating that long-term leases with predefined rental escalations remain a preferred structure for property owners and occupiers, offering rental visibility while supporting stable occupancy.
The transaction forms part of an active expansion of commercial real estate holdings by high-net-worth individuals in Mumbai. In August 2026, Hrithik Roshan leased a nearly 6,000-square-foot office space in Andheri West to Clearsynth Labs Limited for a five-year term at a starting monthly rent of ₹17 lakh. Concurrently, his parents, Rakesh and Pramila Roshan, leased a residential apartment in Juhu for three years with an expected rental yield of ₹1.89 crore. Similar commercial investments have been executed by actors including Ajay Devgn and Manoj Bajpayee.
For QuantumX Global Private Limited, the agreement secures a corporate base in a prime commercial hub to support its ongoing operations in software and consultancy services. For the property owner, the deal contributes to an income-generating commercial real estate portfolio.
